Getting your development EV ready: What you need to know

If you’re a developer in Australia, you’ll want to pay attention to new requirements for EV charger readiness in buildings, coming into effect on 1 October 2023.

But don’t worry, we’ve got you covered with everything you need to know to make sure your buildings are compliant and ready for the future of electric vehicles:
The reasons behind the requirements

It’s simple: with electric vehicles becoming more and more popular in Australia, including with the millions that live in apartments, it’s crucial that buildings can provide charging infrastructure for the convenience of residents and visitors. It’s also important to move away from gas-guzzlers and towards the Government’s goal of 90% new car sales being EV by 2050.

The new regulations aim to ensure that all new buildings are constructed with the necessary charging infrastructure in place to support the EV revolution.

What you need to do

You’ll need to work closely with electrical engineers, builders, and consultants to ensure the your new development meets the following requirements:

  1. Firstly, all new multi-unit residential and commercial buildings will need to have at least one EV charging point installed that’s easy to access.
  2. For apartment buildings, there must also be space for switchboards and EV charging infrastructure for 100% of parking car spaces. This means that charging points can be added to parking bays in the future without the need for walls to be torn down and significant upgrade made to the electrical system.
  3. For office and retail buildings the requirement is at least 10% of parking bays, while other commercial buildings require 20%.
  4. Make sure electrical infrastructure has the capacity to handle the additional load. At a minimum, a building must have EV charger distribution board/s with power provisions to achieve a minimum charge of 12kWh for each car from 11pm – 7am.

 

It’s worth noting that these requirements only apply to new buildings. But if you’re developing an existing building, we highly recommend you consider retrofitting it with EV charging infrastructure, as it could be a valuable selling point for your units and help future-proof your building.
